01 Scope of These Terms
The Sukoon Stays (“the Management”) operates a premium co-living, PG and corporate stay facility at Plot No. 17, Gali No. 1A, Near Shiv Mandir, Shahpur Goverdhanpur, Sector 128, Noida – 201301.
These Terms apply to every person who books, occupies or visits the premises (“the Resident”), and to every visitor of this website. By booking a room, occupying the premises, or submitting an inquiry through this website, you confirm that you have read, understood and agreed to abide by these Terms.
02 Eligibility & Documentation
- Accommodation is offered to working professionals and students, subject to availability and verification.
- Every Resident must provide valid government photo identification (Aadhaar or equivalent), permanent address details, a working contact number and an emergency contact at the time of check-in.
- The Management may decline or discontinue accommodation where documents are incomplete, unverifiable or found to be false.
- Identification documents are collected solely for statutory record-keeping and resident safety, and are not shared with third parties except where required by law.
03 Booking & Room Allocation
- A booking is confirmed only once the security deposit and the first month’s rent are received and the Residential Accommodation & Services Agreement is signed.
- Rooms are fully furnished and allotted on the occupancy basis recorded in the signed agreement (single, double or triple sharing).
- The room number allotted to the Resident is recorded in the signed agreement. Residents may not exchange, sub-let, transfer or share their allotted room or bed with any other person.
- In-house amenities ordinarily include high-speed Wi-Fi, housekeeping, drinking water, parking, power backup and a secure, CCTV-monitored environment. The exact amenities applicable to a Resident are those listed in the signed agreement.
- The Management may re-allot a room for operational, maintenance or safety reasons after giving reasonable prior notice to the Resident.
04 Tenure, Billing Cycle & Renewal
- Standard tenure: agreements are ordinarily executed for a term of eleven (11) months from the commencement date recorded in the signed agreement.
- Billing cycle: the monthly billing cycle runs from the 1st day of a calendar month to the last day of that same calendar month, irrespective of the Resident’s date of joining.
- Part months: where a Resident joins mid-month, the first invoice is raised on a pro-rata basis for the remaining days of that month.
- Renewal: any extension or renewal beyond the agreed term must be mutually agreed in writing.
- Rent escalation: upon renewal, the monthly fee is subject to a standard escalation of 10% per annum on the rent then prevailing.
05 Rent & Payment Terms
- The monthly rent or subscription fee payable by the Resident is the amount recorded in the signed agreement.
- Due date: rent falls due on the 1st day of every calendar month, at the start of the billing cycle.
- Grace period: a grace period is allowed up to the 5th day of the month, by which date payment must be fully cleared.
- Payments must be made only through the official channels notified by the Management. Residents should obtain and retain a receipt or transaction reference for every payment.
- Persistent non-payment beyond the grace period may lead to withdrawal of services and to termination under Clause 14.
06 Security Deposit
- An interest-free, refundable security deposit equivalent to one (1) month’s rent is payable before occupation.
- The deposit is held as security against unpaid dues, utility charges and damage to the premises or its contents.
- The deposit may not be adjusted against monthly rent, including the rent for the final month of stay.
- The deposit is refunded after the Resident vacates, subject to Clause 15 (inspection and clearance of dues) and Clause 7 (lock-in period).
07 Lock-in Period
Every Resident agrees to a mandatory lock-in period of six (6) months commencing from the effective date of the signed agreement.
- If the Resident voluntarily vacates, terminates or abandons the premises before completing the six-month lock-in period, the entire security deposit shall stand forfeited and will not be refundable, except where the Management has agreed otherwise in writing.
- The forfeited deposit is treated as pre-agreed contractual compensation for premature termination.
- Forfeiture does not affect the Management’s right to separately recover any outstanding rent, utility charges, damages or other dues.
08 Electricity & Utilities
- Electricity is charged separately at ₹12 per unit, calculated on the individual sub-meter reading of the allotted room.
- Electricity charges are billed along with the monthly rent and are payable on the same due date.
- Meter readings are available for the Resident’s inspection on request. Any dispute over a reading should be raised within seven (7) days of the invoice.
- Tampering with meters, wiring or electrical fixtures is strictly prohibited and may lead to immediate termination.
- High-load personal appliances may not be installed or used without prior written permission from the Management.
09 Code of Conduct & House Rules
- Substance policy: smoking, consumption of alcohol, and the possession or use of any illicit or illegal substance anywhere within the premises is strictly prohibited. Violation results in immediate termination without notice and forfeiture of the security deposit as penalty.
- Noise & decorum: loud music, shouting or any form of nuisance is not permitted. Residents must respect the peace, privacy and dignity of co-residents at all times.
- Quiet hours: disruptive behaviour during late hours is strictly prohibited.
- Harassment: any form of harassment, intimidation, discrimination or misconduct towards co-residents, staff or neighbours will be treated as a severe violation.
- Common areas: shared spaces, the terrace and the dining area must be kept clean and used considerately.
- Safety: cooking with open flames inside rooms, keeping inflammable material, and obstructing corridors, staircases or fire exits are not permitted.
- Legal compliance: Residents must comply with all applicable local laws and with lawful instructions issued by the Management.
10 Visitor & Guest Policy
- Day guests are permitted in designated common areas only.
- Not more than two visitors are allowed inside a room at a time. Any additional visitors must remain in the designated common areas.
- No overnight guest is permitted without prior written permission from the Management.
- Visitors may be required to record their entry and produce identification at the gate.
- The Resident remains responsible for the conduct of their visitors and for any damage or loss caused by them.
- The Management reserves the right to refuse entry to, or require the departure of, any visitor.
11 Housekeeping & Room Access
- Room cleaning is ordinarily carried out in the presence of the Resident.
- If the Resident authorises cleaning in their absence, the Management shall not be responsible for any alleged loss thereafter.
- Residents are advised to keep cash, jewellery, laptops and other valuables secured in their personal locker at all times.
- The Management or its authorised staff may enter a room for maintenance, safety checks, pest control or in an emergency, ordinarily after reasonable notice, and without notice where there is a genuine emergency or safety risk.
12 Property Care & Damages
- The Resident must maintain the allotted room, its furniture, fittings, appliances and electrical fixtures in good condition.
- Any wilful damage or damage beyond normal wear and tear will be assessed and billed directly to the Resident.
- Structural changes, drilling, painting or permanent fixtures are not permitted without prior written approval.
- Loss of keys, access cards or Wi-Fi equipment will be charged at replacement cost.
- Damage to shared or common property caused by an identified Resident will be recovered from that Resident.
13 Liability & Valuables
- The Sukoon Stays shall not be responsible for any loss of valuables, cash, documents or personal belongings kept in the rooms or common areas.
- The Sukoon Stays shall not be responsible for any loss of, or damage to, vehicles parked within or outside the premises. Parking is provided as a convenience and entirely at the owner’s risk.
- CCTV coverage and security staff are provided as reasonable safety measures and do not amount to a guarantee against loss or theft.
- The Management is not liable for interruption of Wi-Fi, water, electricity or other utilities caused by events outside its reasonable control, including grid failures, service-provider outages, civic works, natural events or force majeure.
- Residents are strongly encouraged to insure their own high-value belongings.
14 Termination & Notice Period
- Standard termination: either party may terminate the agreement by serving prior written notice of thirty (30) days. Rent remains payable for the full notice period.
- Termination by the Resident within the lock-in period attracts the consequences set out in Clause 7.
- Immediate termination: the Management may terminate the agreement with immediate effect and without notice in cases of severe breach of the code of conduct, illegal activity, possession or consumption of illegal substances, threat to the safety of other residents, or non-payment of rent.
- On termination, the Resident must vacate the room, hand over all keys, access cards and Wi-Fi equipment, and remove all personal belongings.
- Belongings left behind for more than fifteen (15) days after vacating may be removed and disposed of by the Management, and any resulting cost may be recovered from the Resident.
15 Inspection & Refund of Security Deposit
- At the time of vacating, all furniture, fixtures, appliances, keys, Wi-Fi equipment and other amenities provided by the Management are inspected.
- Any loss or damage beyond normal wear and tear is deducted from the security deposit, along with any unpaid rent or electricity charges.
- After clearance of all dues and successful inspection, the refundable balance is released.
- The refund is transferred only to the Resident’s own bank account. Refunds to third-party accounts are not processed.
- Refunds are ordinarily processed within thirty (30) days of vacating and completion of the inspection.
- Monthly rent already paid is non-refundable for the period of occupation. Deposits stand forfeited where Clause 7 applies.
16 Website Use & Inquiry Data
- Details submitted through the booking or inquiry forms on this website — such as name, phone number, email address and message — are used solely to respond to your inquiry and to process a prospective booking.
- We do not sell or rent your details to third parties. We may contact you by phone, WhatsApp or email regarding your inquiry.
- Photographs, videos, text, the logo and other content on this website are the property of The Sukoon Stays and may not be reproduced without written permission.
- Room images and the video tour are indicative. Actual room layout, furnishing and view may vary between units.
- Tariffs, availability and amenities shown on this website are subject to change without prior notice and are confirmed only at the time of booking.
- You may ask us to delete your inquiry details at any time by writing to info@thesukoonstays.in.
17 Governing Law & Amendments
- These Terms are governed by the applicable laws of India and by local regulatory guidelines. The courts at Gautam Buddha Nagar, Uttar Pradesh shall have jurisdiction.
- The Management may amend these Terms and the house rules from time to time. The version published on this page, bearing the “last updated” date above, is the version in force.
- Residents are encouraged to raise grievances with the Management directly so that they may be resolved amicably in the first instance.
- If any clause of these Terms is held to be invalid or unenforceable, the remaining clauses continue in full force.
